Florida property tax changes 2026: what Save Our Homes portability now covers

Florida’s Save Our Homes portability — the rule that lets homesteaded owners carry up to $500,000 of assessed-value savings to a new Florida home — remains intact under the latest legislative session, with one clarifying amendment.

The amendment

HB 7031 clarified that the two-year filing window starts on the date of the sale of the previous homestead, not the date the new home is purchased. This benefits owners who sell first and rent before buying — they now have the full two years from sale date.

What to do

If you sold a Florida homestead in 2024 or 2025, confirm with your destination-county property appraiser that your portability claim is filed before the two-year mark. See our state-by-state guide for filing details.
